Pricing: does the price shown include the land?
Yes. The all-in price covers the home, the land, the foundation, the hookups, transport and taxes. It appears once you have chosen your lot, because the lot determines the rest. Nothing gets added after signing.
Pricing: which models can I configure, and at what price?
Three. The Luma 1 Eco, 937 sq ft, 1 bedroom, 1 bathroom, home from $140,000. The Luma 2 Family, 1,179 sq ft, 3 bedrooms, 2 bathrooms, home from $212,000. The Luma 3 Executive, 1,397 sq ft, 4 bedrooms, 2 bathrooms, home at $269,990. Those amounts cover the home: add your lot in the configurator and the all-in price appears.
Buying: can I really buy a house online?
Yes. You configure it, you see the all-in price, you buy. Everything happens online up to signing. In Quebec the deed of sale and the hypothec must be received by a notary: that is one appointment, remote when your notary accepts it. One appointment, rather than sixteen parties.
Buying: how many parties do I have to coordinate?
One. Today, buying a new home in Quebec means coordinating sixteen of them and repeating the same information fifteen times: land vendor, municipality, land surveyor, factory, installer, excavation crew, mortgage broker, lender, insurers, notary, and on it goes. Here the purchase runs in eight steps, define, locate, prepare, confirm, buy, monitor, adjust, conclude, and you carry none of them alone.
Land: how do you know the home fits my lot?
Every model has a precise footprint and a precise transport envelope. Before you can buy, we verify that the lot accepts both: zoning, servicing and delivery access. A lot that cannot receive the chosen model will not be sold to you with it.
Land: where in Quebec can I buy?
On the lots published in the configurator: those are the ones whose zoning, servicing and delivery access have already been verified. Quebec has about 1,100 municipalities, each with its own bylaw. We check yours before letting you buy, never after. Have a lot in mind? Submit it and we verify it.
Timeline: when do I move in?
Your possession date is written before you buy, not estimated after. Count on about 45 days of factory fabrication, sheltered from the cold and the rain, while your lot and foundation are prepared, then 30 days of assembly on your lot.
Financing: can I finance it like any new home?
Yes, a modular home is financed like any new home. And if you are a first-time buyer, GST is removed in full up to $1M, then on a sliding scale to $1.5M, for a maximum of $50,000. The agreement must be signed before January 1, 2031, and the amount is credited at closing through form GST190. The factory deposit, for its part, is settled inside the transaction.
Standards: what warranty and what standards apply?
The structure carries a 10-year warranty. Our homes comply with CSA standards (S16, G40.21, W47.1) and RBQ, every plan is signed by an engineer (OIQ), and our welders are CWB certified. In Quebec a factory-built home must be CAN/CSA-A277 certified to be legally sold: ours is. And because GCR warranty coverage requires a turnkey contract, every Modulabs purchase is structured that way.
Delivery: how does assembly on my lot work?
The modules travel to your already-prepared lot, ready to lock together. In 30 days we assemble, connect and hand over the keys. You follow every step, from the factory door to the last detail.
