Does the price shown include the land?
Yes. The all-in price covers the home, the land, the foundation, the hookups, transport and taxes. It appears once you pick your lot in the configurator, because the lot is what determines the rest. Nothing gets added afterwards.
How does the first-time buyer GST rebate work?
If you are a first-time buyer, GST is removed in full on a new home up to $1M, then on a sliding scale to $1.5M, for a maximum of $50,000. The agreement must be signed before January 1, 2031. The amount is credited at closing through form GST190, so you do not front the money and claim it back later.
Can I finance a modular home with a mortgage?
Yes. A Modulabs home is financed like any new home. It is CAN/CSA-A277 certified, meets CSA and RBQ standards, its plans are signed by an engineer (OIQ), its structure carries a 10-year warranty, and the file is optimized for CMHC requirements. Those are exactly the benchmarks your lender asks for.
The factory has to be paid before the home is on the land. Who handles that gap?
We do. This is where a modular purchase usually derails: the deposit goes to the factory before there is anything on the land to mortgage. That timing is settled inside the transaction, in the same contract as everything else. You do not have to solve it yourself.
How many parties do I have to coordinate?
One. Buying a new home in Quebec normally means coordinating sixteen of them and repeating the same information fifteen times: mortgage broker, lender, home insurer, mortgage insurer, notary, municipality, land surveyor, and on it goes. Here it is all arranged in the same place you buy. What remains is one notary appointment, remote when yours accepts it.
